About you:

A qualified and experienced Property Surveyor with a recognised qualification in surveying, construction, housing maintenance, or equivalent professional expertise. Significant experience in building construction, diagnosing defects, undertaking property and repair surveys, preparing work specifications and orders, and overseeing contractors delivering planned maintenance, void works, and reactive repair programmes. Strong knowledge of the Decent Homes Standard, Building Regulations, British Standards, and relevant health and safety legislation, including HHSRS, Asbestos Regulations, and CDM Regulations.
The postholder will be responsible for monitoring contractor performance, controlling costs, measuring customer satisfaction, and ensuring compliance with statutory and regulatory requirements. They will possess excellent communication, analytical and customer service skills, demonstrate a positive and flexible approach, and work effectively both independently and as part of a team. The role requires regular travel between sites, undertaking surveys in confined spaces or at height where necessary, and a commitment to equality, diversity, inclusion, and continuous service improvement

About the role:

The Property Surveyor is responsible for carrying out inspections of Council housing stock, communal areas and void properties to identify repairs, maintenance requirements, stock condition issues and Decent Homes Standard failures. The role involves diagnosing building defects and supporting the effective delivery of responsive repairs /void works.
The postholder will prepare work schedules and specifications, raise orders, instruct contractors, and monitor quality, performance, costs, and contract compliance. They will provide pre and post-inspection services, quality assurance and cost control ensuring all works comply with relevant legislation, Building Regulations, health and safety requirements, procurement procedures and leaseholder consultation processes they will help deliver high-quality, value-for-money services that meet customer expectations and assist with complaint handling supporting continuous improvement across the housing service.

About the team:

The successful candidate will join a highly experienced and supportive team of Reactive Surveyors within the Housing Assets Service. Working collaboratively across repairs, planned maintenance, compliance and investment programmes. The team is currently preparing for Local Government Reorganisation (LGR), providing an exciting opportunity to contribute to service improvement, shape future ways of working and help ensure the continued delivery of high-quality housing services during a period of significant positive organisational change.
